It is an apartment on the upper floor of a recently built villa (2022), designed with care and attention to the essentials.
The spaces are tidy, clean, well-organized, designed to make you feel good without having to think about it.

The house is lived naturally: inside to come back and rest, outside to eat, stop, and admire the view.
It's a place that doesn't ask you to do, but to be there.

Outdoor spaces are a central part of the experience.

The verandas, furnished with a table and chairs for al fresco lunches and dinners, as well as wicker sofas ideal for leisurely breakfasts, reading, or aperitifs with a view, accompany the daily routine.

The panoramic terrace with solarium is the place to really linger.

Breakfasts al fresco, breaks in the sun, evening returns with the view before you: a real space, to be used, not just looked at.

An environment designed for relaxation after days at the beach.


• ADDITIONAL SLEEPING AREA
The living room features a comfortable double sofa bed, which can accommodate up to 4 people in total.

A practical and functional solution, ideal for families or small groups.


🍽️ LIVING AREA – LIVING THE HOME:

• LIVING AND DINING ROOM
Open, tidy and bright space, with sofa, dining table and Smart TV with streaming services (personal accounts).

A space suitable for both relaxation and meals in company.

Wi-Fi available throughout the house.


• EQUIPPED KITCHEN
Fully equipped kitchen with gas hob, oven, dishwasher, fridge/freezer, coffee maker, and all necessary cooking utensils.

Designed to be used for real, without makeshift solutions.


🚿 BATHROOM + LAUNDRY:

Modern and well-kept bathroom with shower, sink, toilet, bidet, hairdryer and set of towels.

A washing machine, drying rack, iron, and ironing board are also available: a convenient feature, especially for medium-long stays.




🔑 HOUSE ACCESS (SIMPLE AND FLEXIBLE):

The apartment is located on the UPPER FLOOR of Villa Bentivegna and can be reached via an internal staircase (there is NO elevator).

The villa is composed of two apartments:
• one on the ground floor
• one on the upper floor, entirely reserved for our guests.

The ground-floor unit is rarely occupied; however, each apartment enjoys privacy and independence, ensuring a peaceful and tranquil stay.

All areas described in the advertisement are at your complete and exclusive disposal.

⏰ OPENING HOURS:

• CHECK-IN: from 3:00 pm onwards
• CHECK-OUT: by 10:00

(Late check-out is possible only if available and agreed upon in advance.)

🔑 CHECK-IN: IN PRESENCE OR SELF CHECK-IN:

Whenever possible, check-in takes place in person by 9:00 PM so we can welcome you in person and explain everything to you in a relaxed manner.

If you arrive later, or if you prefer complete independence, SELF CHECK-IN is available, with key collection via a coded box.
The code and all instructions will be sent before arrival.

• We are available 7 days a week via chat
• Telephone support available if needed
• We intervene quickly when needed, without ever invading your privacy



⚠️ TRAVEL AND MOBILITY:

🚗 A car is recommended for easy access to Sciacca's city center, beaches, and main attractions, given the house's quiet and private location.
🚌 Local bus service operates only during certain time slots and on limited routes.
🚕 Private taxis available (❌ Uber or similar services not available)

ℹ️ SOMETHING TO KNOW:

• Mosquitoes in the warm seasons:

As in many seaside and countryside areas in Sicily, mosquitoes may be present during the summer months, especially in the evening hours.

We recommend keeping windows closed in the evening and, if desired, using personal repellents.


• Beach and neighborhood in high season:

In the more central summer months, the beach and surrounding homes can be busier.

Despite this, the house maintains privacy and independence, inserted in an orderly and quiet residential context.


• Distance from Home --> "Renella Beach" Beach:

Renella Beach can be reached in just a few minutes on foot.
The route includes a downhill road on the way there and an uphill one on the way back: doable, but it should be carefully evaluated, especially during the hottest hours of the day.

For greater comfort and freedom of movement, the car remains the most practical solution, especially in summer.



🛏️ USE OF 2ND ROOM (BOOKINGS FOR 2 GUESTS):

If there are two of you and you'd like to use the second bedroom, please let us know in advance so we can prepare it.

📜 HOUSE RULES TO KNOW AND ACCEPT BEFORE YOUR STAY:


📝 CONTRACT + 🆔 IDENTIFICATION (MANDATORY):

After booking you will receive:
• the Tourist Rental Agreement to be signed digitally — we use the written form as required for rental agreements (L. 431/1998, art. 1 c.4 + DL 50/2017).
• the Link for Document Registration (ID), necessary for communication to the PS authorities (art. 109 TULPS / Alloggiati Web).


🗑️ WASTE MANAGEMENT (MANDATORY):

Separate waste collection is mandatory and must be followed according to the municipal calendar, which you will receive in the house manual and which will be explained upon check-in.
🚫 Waste should never be left inside the house, for any reason.
🕗 Every evening, you must leave the bins with the bags outside the gate, following the indicated schedule.


🚭 SMOKING:

Smoking is prohibited inside the house (including e-cigarettes). Smoke detectors will sound the alarm.
✅ Smoking is permitted on the veranda/outdoor spaces.


🔑⚡ ELECTRICAL SYSTEM:

The apartment's electrical system is controlled by a small key connected to the house keys. When you leave, this key must be removed, thus turning off the electricity throughout the apartment, except for the refrigerator and kitchen appliances. This system is designed to ensure safety and energy sustainability.


🩴 CLEANING YOUR FEET WHEN YOU RETURN FROM THE BEACH:

Upon returning from the beach, it is mandatory to thoroughly clean your feet before entering the house and going up the stairs.
Sand on stairs can cause slips and compromise your safety.
