🏖️ THE SEA IS CLOSE, BUT LET'S STATE IT CLEARLY (ZERO SURPRISES):
The beach can be reached on foot in about 10–15 minutes: downhill on the way there, uphill on the way back (it can be quite hot during the hottest hours).

If you like walking, it's perfect. If you prefer more comfort in the heat, you can also reach the beach by car (in that case, it will take you less than five minutes).

🔑 HOUSE ACCESS (SIMPLE AND FLEXIBLE):

The house is located on the GROUND FLOOR and is easily accessible from the MAIN GATE.

Whenever possible, check-in takes place in person with our staff by 9:00 PM, so we can welcome you in person and explain everything to you calmly.
If you arrive later (or prefer total autonomy), no problem: SELF CHECK-IN is available, with key collection from the coded BOX (the code will be sent before arrival).

All areas described in the advertisement are at your complete and exclusive disposal.


⏰ OPENING HOURS:
• CHECK-IN: from 3:00 pm onwards
• CHECK-OUT: by 10:00
(Late check-out possible only if available and agreed upon)


💬 ASSISTANCE (PRESENT, BUT DISCREET):
• We are available 7 days a week via chat (and by phone if necessary)
• We live in the adjacent house: this allows us to offer you rapid assistance when needed, without ever invading your privacy



ℹ️ SOMETHING TO KNOW:

• Mosquitoes and ants in the warm seasons.
As in all seaside areas, mosquitoes and ants may be present during the summer months.
We recommend that you be careful not to leave food out in the open.
However, repellents are available to ensure greater comfort during your stay.

• Beach and neighborhood in high season.
In the more central summer months, the beach and surrounding homes can be busier.
Despite this, the house maintains privacy and independence, inserted in an orderly and quiet residential context.

• Transparency note: There is a window in the bedroom, but it overlooks a light well (internal shaft). It therefore does not overlook external spaces, balconies, or views.



🛏️ USE OF 2ND ROOM (BOOKINGS FOR 2 GUESTS):
If there are two of you and you'd like to use the second bedroom, please let us know in advance so we can prepare it.

⚠️ TRAVEL AND MOBILITY:
🚗 A car is recommended to get around the city center, beaches, and main attractions independently, as public transportation isn't as widespread as in larger cities.
🚌 Local bus service operates only during the day, with limited routes and schedules.
🚕 Private taxis are available (❌ Uber or similar services not available).

📜 HOUSE RULES TO KNOW AND ACCEPT BEFORE YOUR STAY:

📝 CONTRACT + 🆔 IDENTIFICATION (MANDATORY):
After booking you will receive:
• the TOURIST RENTAL AGREEMENT to be digitally signed — we use the written form as required for rental agreements (L. 431/1998, art. 1 c.4 + DL 50/2017).
• the LINK for the REGISTRATION OF DOCUMENTS (ID), necessary for communication to the PS authorities (art. 109 TULPS / Alloggiati Web).


🗑️ WASTE MANAGEMENT (MANDATORY):
Separate waste collection is mandatory and must be followed according to the municipal calendar, which you will receive in the house manual and which will be explained upon check-in.
🚫 Waste should never be left inside the house, for any reason.
🕗 Every evening, you must leave the bins with the bags outside the gate, following the indicated schedule.


🚭 SMOKING:
SMOKING IS PROHIBITED INSIDE the house (including e-cigarettes). SMOKE DETECTORS will trigger the alarm.
✅ Smoking is permitted on the VERANDA / outdoor spaces.


🚫 WC – ABSOLUTELY PROHIBITED:
It is forbidden to throw PAPER, TOWELS, SANITARY PAPER or other objects into the toilet (risk of blockages and damage).
In case of blockages/damages caused by incorrect use, the plumber's INVOICE will be forwarded to you.


💧 WATER CONSUMPTION:
We encourage you to use water wisely and avoid waste: in Sicily, it is a precious resource, especially during the summer months.
