It is an elegant, brand-new apartment on the first floor of a villa, designed with practical attention to detail: well-distributed spaces, no frills, everything in the right place.

The day passes lightly: you go out to the beach, come back for a shower and a break, then you stop on the veranda when the air gets cooler.

Outside, the view opens onto the sea and the countryside, with Sciacca in the background: a peaceful setting that accompanies you, without noise.

It's the kind of house that doesn't require you to organize too much. It just lets you live.

The beach is a short distance away and can be reached in just a few minutes.

This allows you to experience the sea spontaneously: a swim in the morning, a break during the hottest hours, then back down in the afternoon, without a schedule.

🔑 EASY AND FLEXIBLE HOUSE ACCESS

The apartment is located on the first floor of Villa Sutera and can be reached via an internal staircase (there is no elevator).

The villa is composed of two apartments:
• one on the ground floor
• one on the first floor, entirely reserved for our guests.

During the summer season, the ground floor unit can be occupied by us, the owners.

In any case, the two homes offer mutual privacy and independence, for a peaceful and serene stay.

All areas described in the advertisement are at your complete and exclusive disposal.

⏰ OPENING HOURS:

• Check-in: from 3:00 pm onwards
• Check-out: by 10:00

(Late check-out is possible only if available and agreed upon in advance.)

🔑 CHECK-IN: IN PRESENCE OR SELF CHECK-IN

Whenever possible, check-in takes place in person by 9:00 PM so we can welcome you in person and explain everything to you in a relaxed manner.

If you arrive later, or prefer to stay completely independent, self-check-in is available with key collection via a coded box.

The code and all instructions will be sent before arrival.

ℹ️ SOMETHING TO KNOW:

• Mosquitoes in the warm seasons:
As in many seaside and countryside areas in Sicily, mosquitoes may be present during the summer months, especially in the evening hours.
We recommend keeping windows closed in the evening and, if desired, using personal repellents.

• Beach and neighborhood in high season:
In the more central summer months, the beach and surrounding homes can be busier.
Despite this, the house maintains privacy and independence, inserted in an orderly and quiet residential context.

• Distance from Home --> "Renella Beach" Beach:
Renella Beach can be reached in just a few minutes on foot.
The route includes a downhill road on the way there and an uphill one on the way back: doable, but it should be carefully evaluated, especially during the hottest hours of the day.
For greater comfort and freedom of movement, the car remains the most practical solution, especially in summer.

⚠️ MOVEMENTS AND MOBILITY

🚗 A car is recommended for easy access to Sciacca's city center, beaches, and main attractions, given the house's quiet and private location.
🚌 The local bus operates only during certain time slots and on limited routes.
🚕 Private taxis available (❌ Uber or similar services not available)

🛏️ USE OF 2ND ROOM (BOOKINGS FOR 2 GUESTS):

If there are two of you and you'd like to use the second bedroom, please let us know in advance so we can prepare it.

📜 HOUSE RULES TO KNOW AND ACCEPT BEFORE YOUR STAY:


📝 CONTRACT + 🆔 IDENTIFICATION (MANDATORY):

After booking you will receive:
• the Tourist Rental Agreement to be signed digitally — we use the written form as required for rental agreements (L. 431/1998, art. 1 c.4 + DL 50/2017).
• the Link for Document Registration (ID), necessary for communication to the PS authorities (art. 109 TULPS / Alloggiati Web).

🗑️ WASTE MANAGEMENT (MANDATORY):

Separate waste collection is mandatory and must be followed according to the municipal calendar, which you will receive in the house manual and which will be explained upon check-in.
🚫 Waste should never be left inside the house, for any reason.
🕗 Every evening, you must leave the bins with the bags outside the gate, following the indicated schedule.


🚭 SMOKING:

Smoking is prohibited inside the house (including e-cigarettes). There are smoke detectors that could set off the alarm.
✅ Smoking is permitted on the veranda/outdoor spaces.


🩴 CLEANING YOUR FEET WHEN YOU RETURN FROM THE BEACH:
Upon returning from the beach, it is mandatory to thoroughly clean your feet before entering the house and going up the stairs.
Sand on stairs can cause slips and compromise your safety.
