🔑 PROPERTY ACCESS (INDEPENDENT APARTMENT, A FEW STEPS FROM THE SEA)

Villa Diana P1 is located in the San Marco area, one of Sciacca's most popular seaside resorts, in a rare location: close to the beach, private, and convenient for daily living.
Access to the property is via a private gate.
Inside you will find reserved parking for 1 car and the independent entrance to apartment P1.
Villa Diana is composed of two independent apartments, one upstairs and one downstairs, which can be rented separately or together as an entire villa.
When apartments are booked separately, each unit maintains its own independence, with separate interior spaces and separate access. Some outdoor areas, such as the path to the beach, the barbecue area, the outdoor shower, and the walkways, may be shared with any guests staying in the other apartment.

We'll welcome you in person, usually by 9:00 PM, to let you in calmly and show you around the villa.
During check-in, we'll provide you with all the information you need about the apartments, outdoor spaces, beach access, parking, and the San Marco area.
Late check-in is available upon request and confirmation only, with a €50 supplement payable upon arrival.

You can leave your car on the property and walk to the beach, without having to look for parking every day or organize every trip.

⚠️ MOVEMENTS AND MOBILITY

🚶‍♂️ On foot — San Marco beach is just a few steps away via an access path from the property: the easiest way to experience the sea every day, without a car.
🚗 Car — Recommended for reaching the historic center of Sciacca, the port, other beaches, restaurants, supermarkets, villages, and surrounding towns.
🚌 Buses — Present in the area, but with limited frequency: they are not the most convenient solution for free travel.
🚕 Taxis — Available upon request. Services like Uber are not available in Sciacca.

• MOSQUITOES AND OUTDOOR LIFE

Villa Diana is located just steps from San Marco beach and features large outdoor spaces, a veranda, a panoramic patio, a courtyard, a barbecue area, and an outdoor shower.
In warm seasons, mosquitoes or small insects may be present, especially in the evening and in outdoor areas.
It's normal in a seaside house, close to nature and the beach.
We recommend bringing or using personal repellents, especially if you plan to spend a lot of time outdoors during aperitifs, al fresco dinners, or evenings on the veranda.

• SAN MARCO BEACH AND AREA IN SUMMER

San Marco beach is one of Sciacca's most popular seaside areas, loved for its seaside atmosphere, its sand, and the opportunity to experience the sea in a simple and direct way.
In the central summer months it can be busier, especially during the central hours of the day, on weekends and during high season.
The great advantage of Villa Diana is being able to reach the beach on foot in just a few real steps and return home whenever you want, without depending on the car or searching for parking.

• INDEPENDENT APARTMENT IN A VILLA WITH TWO AUTONOMOUS UNITS

Villa Diana is composed of two independent apartments: Villa Diana P1, on the upper floor with direct access from the gate, and the apartment on the ground floor.
The two apartments can be rented separately or together as an entire villa.
When booked separately, each unit maintains its own autonomy, with an independent entrance and private interior spaces.
Some outdoor and passage areas, such as the path to the beach, the outdoor shower, the barbecue area, and common entrances, may be shared with any guests staying in the other apartment.
The property is located in a residential seaside area, so we ask that you respect the neighbors and other guests, especially in the evenings and at night.
The outdoor spaces are designed to be enjoyed with pleasure, but always with attention to the context, privacy, and tranquility of the area.

🛏️ CHOICE AND USE OF ROOMS:

Based on the number of guests indicated in the reservation, the necessary rooms will be prepared.
For bookings of 2 guests, the double bedroom is normally prepared.
If you'd like to use the second bedroom, have separate beds, or arrange the sleeping arrangements in a specific way, please let us know before your arrival.
We will still send you a reminder message to help us better organize ourselves based on your needs.

📜 HOUSE RULES TO KNOW AND ACCEPT BEFORE YOUR STAY:

📝 CONTRACT + 🆔 IDENTIFICATION (MANDATORY):
After booking you will receive:
• the Tourist Rental Agreement to be signed digitally — we use the written form as required for rental agreements (L. 431/1998, art. 1 c.4 + DL 50/2017).
• the Document Registration Link (ID), required for communication with the police authorities (art. 109 TULPS / Alloggiati Web). At check-in, it will still be necessary to show identity documents for "visual identification", as established by the Council of State - section III - ruling no. 9101 dated 21-11-2025.


🗑️ WASTE MANAGEMENT (MANDATORY):
Separate waste collection is mandatory and must be followed according to the municipal calendar, which you will receive in the house manual and which will be explained upon check-in.
🚫 Waste should never be left inside the house, for any reason.
🕗 Every evening, you must leave the bins with the bags outside the gate, following the indicated schedule.


🚗 PARKING AND CAR ACCESS — VERY IMPORTANT:
Upon arrival, your car must be parked in the entrance area just after entering the main gate, in the spaces indicated.
🚫 It is absolutely forbidden to drive down to the lower part of the property by entering through the gate on the left.
That area is not suitable for maneuvering the car and can be dangerous, especially when descending, ascending, or turning.
For safety reasons, we ask you not to go beyond the designated parking area.
In the event of unauthorized maneuvers or improper use of access, the property and management assume no responsibility for any damage to people, vehicles, or property.


🐾 ANIMALS:
Pets are not allowed.
Any exceptions will be considered only upon prior request, exclusively for small, well-behaved, and house-trained pets.
The presence of animals must always be communicated and approved before booking or in any case before arrival.


🌿 PRIVATE PATH TO THE BEACH:
The property has a path that allows you to reach the beach on foot.
The land and the road must only be used as a passageway to go down to the sea and back up to the villa.
🚫 It is not permitted to stop, linger, organize activities, leave objects, or use the grounds as a relaxation, play, or lounging area.
We ask you to respect the path, the natural surroundings, and any neighboring properties, using it exclusively for beach access.


🚭 SMOKING:
Smoking is prohibited inside the house (including e-cigarettes). Smoke detectors will sound the alarm.
✅ Smoking is permitted on the veranda/outdoor spaces.


🚫 WC – ABSOLUTELY PROHIBITED:
It is forbidden to throw paper, napkins, sanitary towels or other objects into the toilet (risk of blockages and damage).
In the event of blockages/damages caused by improper use, you will be forwarded the plumber's bill and the refund request will be handled through the official Airbnb procedure (Resolution Center / AirCover).


🔌 AIR CONDITIONER ELECTRICAL DATA SHEET - OPERATION
OBLIGATORY:
The accommodation is equipped with a card for activating the electricity for the air conditioning, connected directly to the house key ring.
When you leave and take the keys with you, the card is removed from the designated pocket and all the air conditioners in the accommodation will automatically turn off.
The rest of the electricity will remain on, so please turn off lights and appliances before leaving the house.
Upon returning, simply reinsert the card to turn the air conditioning back on.


💧 WATER CONSUMPTION:
We encourage you to use water wisely, avoiding waste and limiting unnecessary consumption.
In Sicily, water is a precious resource, especially during the summer months.
